NEW FARM
One of Brisbane’s most sought-after and iconic suburbs, New Farm boasts unbeatable convenience, lifestyle and amenity, all wrapped up in a laid-back surburban vibe. One of the most accessible suburbs in Brisbane, New Farm is easily walkable to the CBD, Fortitude Valley and Newstead, but retains a low-key, low-density charm thanks to restrictive zoning laws, wide streets and verdant vegtation.
With the superb New Farm park and riverwalk wrapping around the suburb, it has exceptional outdoor amenity, while the suburb is dotted with trendy cafes and eateries. Howard Smith Wharves, the Valley and James Street are all on its doorstep, giving New Farm residents incredible access to nightlife and entertainment, while Southbank is only a short ferry ride away. The Historic Powerhouse, adjacent to New Farm park, is home to shows and other cultural events as well as weekly markets and the excellent Bar Alto.
There are a variety of property types in New Farm, including luxury modern homes, beautiful Queenslanders, sweeping riverside apartments and upmarket townhomes. There are also choices at the more affordable end, with older, small-complex apartments with scope for improvement popular with first-home buyers and investors.
New Farm does differ in character across the suburb, with the eastern part generally more affluent than the western part (particularly the streets bordering the Valley, which get some of the spillover from there).
For investors, New Farm is a standout performer, with houses performing at over 9% per annum historically. It is also one of the best-performing suburbs for units in Brisbane as well, with many apartments underpinned by high land value, while future supply of apartments in the suburb will remain low.
