Stafford is an suburb of opportunity, driven by its older housing, lower median house price and close proximity to the CBD - only 7 kms away in fact. However, this does come with some cost.

Demographically, it is far less affluent than some of its more prestigious neighbours, such as Grange, Alderley and Gordon Park, and as result has higher crime and inferior public schools. The primary green space in the suburb is at its southern end, while the northern part of the suburb is dominated by Stafford Road, an unattractive and perennially busy arterial, although there are some parks scattered around this part of the suburb. It is home to a wide range of services and shopping, including Stafford City Shopping Centre, with includes a cinema, supermarkets and a Kmart. Public transport is primarily buses, while cars have easy access to the AirportLink Tunnel, which allows for speedy travel to the CBD and the airport.

Housing in the suburb is primarily composed of post-war houses, with older apartments and some townhouses concentrated around Stafford Road. Because of its relative affordability, Stafford is becoming increasingly popular with first home-buyers and upgraders, who are slowly improving the quality of housing in the suburb. If you’re comfortable waiting for this gentrification to occur, Stafford is a promising location - but be aware it’s not yet at the standard of a Grange, Alderley or an Ashgrove in terms of liveability and schooling.
